Don’t move here just don’t. They have no control of property. Office is non responsive to emails and complaints. The property does not match the photos; upkeep is meh. Crime, multiple car break ins, golf cart thefts, failure to keep property safe. I haven’t had problems but I know people that have had rat problems; cons of close restaurants . An occasional homeless squatter in temp controlled buildings. Which is sad because they need a warm enclosure. However, if any are mentally ill could definitely cause harm to residents. There was an active shooter shooting off balcony for days in to areas where residents walk and office gave no warning to residents. There was an ongoing investigation but could have blocked area for maintenance or other preventative (previous mgmt). They can’t handle the basics like keeping dog bag portals empty and supplied with bags. It’s declining by the day. Looking in to shortening or rescinding renewal. Just abort/abandon the structure, find somewhere else in price range. Also, can confirm other reviews of mold quickly forming on faucet finishes despite cleaning. And foundation cracks. My sink bottomed out twice as well. Glad a pipe didn’t bust and flood my personal property. I’ll add more photos later. Actual dog park versus Instagram dog park.

Unfortunately, this is the second time my package has been stolen from the mail room within just a month of moving in for the second time. It’s upsetting to be paying almost 2k in rent and living in an apartment where the gate to enter is constantly broken and packages are stolen from the mail room. Additionally, the photos I’ve included below show not only stolen packages but also instances of packages being opened, further illustrating the security concerns. For being a ‘luxury apartment,’ you should do better by adding cameras to the mailroom to prevent such incidents in the future.

They left the fire alarm for the entire building on for over 5 hours today to “conduct tests” and my elderly dog had a heart attack and died because of it while I was at work. The old owners of the apartment were constantly coming into every unit for random tests and it seems the new ones are no different. Leaving the alarm on for 5 hours is inexcusable, especially for people that work from home. Additionally, the walls seem to be made of cardboard and you can hear every conversation from the floors adjacent to you and your neighbors next to you. You might get lucky and have quiet neighbors but you are rolling the dice on that one. I have had 5 packages stolen from the mail room, I have been ordering my packages to a P.O. Box for months now to avoid it. You CANNOT order anything without an Amazon locker or P.O. Box, do not even try. Roaches aren’t a big issue, I have seen a few but there aren’t infestations. I have heard from neighbors that they got bedbugs from adjacent apartments, lots of nasty people living here somehow. Apartments look nice on first view but once you move in you will start to notice glaring flaws and cover ups. The only redeeming factor here is the maintenance team. Every issue I have had has been quickly resolved. Though advertised as “luxury apartments” with the price point to suggest they are, it is really a facade to trick uninformed renters. Recommend looking elsewhere and checking reviews to see if others have had a better experience, I will be leaving at the end of my lease. The “fire alarm test” today was the nail in the coffin.

Apartments themselves are fine, the appliances are pretty cheap for luxury apartments. The gym setup is pretty lackluster for an apartment in this price range as well, and on top of that a good number of the machines are broken and submitting a maintenance request does nothing. I am giving them 2 stars because I think the apartment community is fairly nice, I never had super noisy neighbors and the maintenance team here is also top notch. Expect a huge bill on move-out, they charged me $655 ($125 for painting the apartment, $400 for a full carpet replacement and subfloor sealing because of 2 small pee stains that they said my dog caused--why any logical human would replace all of the carpet instead of cleaning it is beyond me--and $115 cleaning), so expect that in spite of the high fees on application. All in all, it's a money grab with the minimum provided possible as is the nature of these apartment complexes owned by big apartment complex developers, and that's about as below average as you can get.

Sloane Street was a dream complex to live in and work with if I needed anything. Avalon took over and it’s been nothing but a nightmare. There’s ZERO communication and the consistency is horrific. I’ve been given ten different phone numbers to reach the office and all disconnect you or it’s “an inactive number”. My lease was up 12/22 and they changed my locks on the 17th with items remaining in the apartment. The recommend using their app because it’s the “fastest form of communication” and yet, I’ve submitted requests and they’re never checked unless it’s by maintenance, which is the only l group from the staff here that is responsive. Save your money and find a place that is consistent and convenient.

I am very glad that I moved out of these apartments and it’s funny that they had a management/name change not even a full month since I moved out. The floors and walls are extremely thin and there are obvious foundation issues. I had cracks in my ceiling & patio that were noticed by their inspectors. I don’t think they plan to fix it. I moved out, cleaned the entire apartment and kept the apartment in good condition, however, I was charged a high cleaning fee & a $600 carpet replacement fee. I know only one room needed carpet replacement and not the entire apartment. Theycharged me for the stove stop being cloudy even though it was like that when I moved in. Charged me for cabinet repair which I have no idea what they’re even talking about because everything was well kept. They actually turned over the apartment to new residents within a few days. The neighbors are LOUD and they refused to lease violate my upstair neighbors, despite the property manager coming into the apartment and hearing the chaos herself. I give them two stars because they let me out of my lease due to the noise issues but it took months of fighting and emailing them about the issues. Pink mildew grows everywhere in the restrooms & I got the apartment professionally cleaned monthly plus cleaned myself. There is black grime that grows in the faucets and bathroom shower heads. I can’t count how many times I’ve gotten sick in the apartment. My bathroom sinks, yes both sinks, caved in. My closet carpet smelled like cat piss and I didn’t have any animals in my unit. I personally would not recommend these apartments to anyone and am quite upset that they took most of my security deposit for stupid charges.

I lived in Sloane Street apts for more than 3 years. I had the exact same experience as everyone else on my move out. They claimed I had pets and charged me over $700 in fees. Even though I did not have pets and I paid more than $100 to have my apt professionally cleaned. I would NOT MOVE HERE! At all. The water smells like rotten eggs and there is something that looks like BLACK MOLD coming out of every faucet! You can’t drink or cook with tap water. They would come and run my faucets for about ten minutes and claim that would clear up the smell and residue coming out. But it never helped. I have lived in many complexes and have NEVER owed anything upon move out. Because I’m a very clean person and take pride in my home. Biggest scam I’ve ever seen. STAY AWAY is my advice.

Property has declined after new management took over. They have no control of the property. I no longer consider this property safe to call home. I would NOT recommend moving here. My biggest complaint is the after hours noise and lack of security. The clubroom is constantly being vandalized by a group of teens who party all night between 10PM - 5AM. The access doors have been broken for months which is giving the teens easy access to the property. Many residents including myself have reported this safety concern and management has yet to do anything. This is so disturbing I have not had a peaceful night of sleep. Another complaint is that packages from the mailroom have been stolen. There are no cameras in the mailroom or around the building. I really hope this helps the next person who is looking and thinking to move here to make the right decision.
